As I was out and about showing some great townhouses and condos to one of my dear Sandy Springs’ clients, I stumbled across this quaint real estate community that any condo seeker would love. Springside Park is located in the heart of Sandy Springs but still has an Atlanta address (great for those that love the city life but not the city congestion). Located right on Dalrymple Road near North Springs High School, this gated condo community is a welcome retreat from city life. Despite it being so close to North Springs, by it being a gated community, residents do not notice the High Schoolers (except for the residents whose building faces the school - sorry!).

There will be no charge for the disposal of these large items, with the exception of a $10 fee for televisions or computer monitors, and $25 for projection TV’s. Shaun Donovan, secretary of the U.S. Department of Housing and Urban Development, on Tuesday said that the Federal Housing Administration is going to permit its lenders to allow home buyers to use the $8,000 tax credit as a down payment. Previously, most buyers wouldn’t receive the funds until after they filed their tax return, and that deterred some people from using the credit. The NATIONAL ASSOCIATION OF REALTORS® has been calling for the change.

For Georgians, not only can you get up to $8,000 for a first-time home purchase, you now can get up to $1800 for any home purchase (whether you are a first-timer or not). On Monday, May 11, Governor Sonny Perdue signed legislation into law that creates a new state income tax credit for home purchases in Georgia. The tax credit will apply to purchases of eligible properties between June 1 and November 30, 2009, and is expected to spur activity in the housing market.

U.S. to Offer Incentives to Modify Seconds

The Obama administration is announcing incentives today for mortgages servicers to modify home equity loans and other second mortgages.
Servicers must agree to modify second mortgages when the first mortgage has been modified. They must extend the term of the second mortgage and match the rate of the first mortgage. Then the government will share the cost with the servicer of cutting the rate to 1 percent for amortizing loans and 2 percent for interest-only loans.
